"Weekend Stay - Fees undisclosed"

We stayed at Grand Oaks this weekend; prior to booking this hotel I called (Wednesday night) and spoke with David. During the conversation I asked David if we could check in early due to needing our room for a toddler nap time. David told me accommodations could be made and to simply call as we arrived into town; I agreed to book via phone and he placed me on a brief hold to check in another guest. *check in* My husband arrived to check in as I was at a work event. The associate was less than friendly. My spouse mentioned that I had spoken to David about the early check in the associate was firm that this was not possible without a $25 fee & the earliest is 12pm. The associate then called David and had him on speaker phone…& at no surprise David denied the conversation and was firm on the $25 fee. *fee is not listed on the email confirmation disclosures either. In the end, my husband and son left for lunch and paid the $25 for the 12pm check in. The fee is not the issue as other hotels charge this and we are happy to pay; the issue is you have an associate who is sharing false information to secure a booking & an associate who is rude to a guest upon arrival. Also, the website doesn’t mention 2 buildings; before you book, be sure to disclose if you prefer building one or 2. Building 2 is down the hill, and is certainly older than 1 with no staff on site that we saw.

We first stayed at Grand Oaks nearly 30 years ago. We decided to stay here again for a quick family trip. The hotel was clean and the staff very friendly. Breakfast was good! We had a room right next to the staircase and the door closing was very loud at night. But, we would definitely recommend.

Took 94 year old grandma to see David(amazing) Very nice staff and room One section has a indoor pool and hot tubes Another an outdoor pool The breakfast area was nice and the food was okay It was in a nice location but 76 is busy Went to 5 and dime and down town trolley (pizza for lunch)

"Beware!"

As we entered room very off putting smell, Two days after we arrived home found a bed bug. Can't 100% say it was from there but certainly suspect so. Beware! Been fighting it ever since we got home with now an $1100 pest fee. Turned into a very expensive trip.

"Quiet and clean"

Very pleased with our stay here. Its location is quiet and just off the main part of town. Going to the different entertainment venues was a breeze. Beds were very comfortable and the room was clean. Breakfast each morning was a big plus. We experienced sound nights sleep here - largely due to the quiet. The staff are polite and accommodating. We stayed six nights and it was so nice to come back to each evening after a full day of enjoying much of what Branson has to offer.
